Most people who ring us about spray foam are partway through something that has just stopped moving. A sale, a remortgage, or an equity release application, and the survey has come back mentioning the loft. Nothing about the house has changed, but suddenly there is a problem nobody is explaining properly. That is usually the point at which we get the call, and the first thing worth saying is that it is fixable and you are not the only one.
Why a survey picks it up
Two separate things are going on, and it helps to separate them. The first is what foam does physically: it seals the underside of a roof that was built to breathe, so the moisture ordinary living puts into a house has nowhere to go and ends up held against the timber. The second is what it does to an inspection. A surveyor who cannot see the rafters cannot sign off on them, so even a perfectly sound roof gets reported as unable to be assessed. On the older property in this town that second point tends to be decisive, because a surveyor looking at a building with a few centuries of history in the roof is going to be more cautious about what they cannot see, not less.
Foam on a historic roof
Most guidance you will read about spray foam is written with a post-war house in mind, and it does not entirely fit what is under the tiles in this town. Where a roof is carried on a medieval or early timber frame, the structure is not a component that can be replaced if it is damaged, and a good deal of it will have survived several centuries precisely because it stayed dry and ventilated. Foam undoes that. It is also worth knowing that where a building is listed, spraying foam onto a historic roof structure may not have been permitted in the first place, and removal can occasionally raise questions about what was done and when. We would rather flag that early than have it surface at the worst moment.
How we go about removing it
Everything is hand work. On a frame of this age the timbers are the thing being protected, so nothing mechanical goes near them, and the pace is set by what is underneath rather than by how fast the foam can be got off. Before quoting we establish what type of foam it is, how firmly it has bonded and what condition the structure is in, because those three things decide the job entirely. Residue comes out as well as the bulk, since a partly cleared roof is simply picked up at the next survey and you are back where you started. Once it is out we put the ventilation back, deal properly with any timber that has been sitting damp rather than covering it over, and give you a written record of what was removed and how the roof was left. That last part is what a lender or a surveyor actually wants to see.

Fast and efficient service, this must have been a one off? from quote to completion, including scaffolding 3 days. Inspection and quote on Wednesday, scaffold arrived Thursday and job started and finished on Friday. This was for new roof membrane, new battens cleaned and replaced tiles, as well as a complete new flat roof rubber covering and lagged loft as well for good measure. Left early Friday evening and apart from the skip of rubbish I would not have know they had been, all clean and tidy as promised. A big thank you to James and his crew for an excellent job.
