Spray foam removal for Brancaster homeowners

Brancaster is a beautiful coastal village on the north Norfolk coast, with a strong mix of flint cottages, weather-boarded extensions and traditional pantile and slate roofs, many of which sit within the Area of Outstanding Natural Beauty. Over the past two decades, a number of properties across the village and the wider Brancaster Staithe and Burnham Deepdale area had spray foam insulation pumped into their roof spaces, often as part of government-backed energy efficiency schemes.

The problem is that lenders and surveyors now routinely flag spray foam as a structural concern, and many mortgage applications in Brancaster have been refused or stalled as a result. If you have had a valuer note the foam, or if your buyer's solicitor has raised it, our spray foam removal service is the most direct route to resolving it. We work across Norfolk, Suffolk, Essex and across the East of England, and our team can reach Brancaster quickly from our base in Dersingham, just a short drive down the coast road.

Can spray foam actually be removed?

Yes, in almost all cases it can. The type of foam matters, though. Open-cell foam is softer and more straightforward to extract. Closed-cell foam is denser and bonds more firmly to roof timbers, so it requires more careful, methodical hand removal. We never use power tools or aggressive machinery on your rafters, because the goal is to leave the timber in the best possible condition once the foam is out.

Our team carries out all extraction by hand, working carefully around each rafter and joist. Once the foam is removed, we inspect the timbers for any moisture damage that was masked by the foam, assess ventilation pathways, and restore airflow across the roof space. Where timbers have been affected, we can advise on the next steps before you proceed with a sale or remortgage.

Common spray foam removal work we carry out in Brancaster

  • Full roof space extraction: complete removal of open-cell or closed-cell foam from rafter bays, ridge and eaves areas throughout the roof void.
  • Timber inspection after removal: checking rafters and joists for moisture, rot or staining that the foam concealed, and documenting the findings clearly.
  • Ventilation restoration: reinstating airflow at the eaves and ridge so the roof space breathes correctly once the foam is gone.
  • Lender and surveyor reports: providing a written post-removal report that your mortgage lender, surveyor or solicitor can use to progress your application.
  • Conservation area properties: sensitive handling of older flint cottages and listed buildings, where preserving the original structure is especially important.
  • Partial removal: where foam is present in only part of the roof space, we extract it section by section rather than charging for a full job unnecessarily.

Local roofs in Brancaster and the north Norfolk coast

Properties in Brancaster face a particular challenge that makes spray foam more problematic than it might be elsewhere. The coastal location means salt-laden air and higher moisture levels, and a roof space that cannot breathe freely is far more likely to develop condensation and timber degradation over time. The foam traps that moisture against the rafters rather than allowing it to disperse, which is one reason surveyors are especially cautious about foam in coastal villages like Brancaster, Brancaster Staithe and Titchwell. We also regularly work in nearby Burnham Market and Burnham Deepdale, so if you are in any of those villages and have the same concern, we can help.

How much does spray foam removal cost?

The cost depends on the size of your roof space, the type of foam installed, and how thoroughly it has bonded to the timbers. We cannot give a meaningful figure without seeing the property, which is why we always start with a free, no-obligation inspection. After that, you receive a written quote with a fixed price before any work begins. There is no sales pressure and no obligation to proceed. As a third-generation, fully insured family business, our reputation depends on giving honest advice, and if removal is not the right answer for your situation, we will tell you.

50+years moss accumulation on the roof was causing us concern. Difficult to find local firm that did not use pressure washing to clean so when a R.Mail leaflet drop came through the door, decided to contact Prestige. Their response was quick and a quote was soon provided to clear the moss by hand which we accepted. an early date was agreed. Unfortunately this uncovered more serious damage to the underlying structure (as shown by photos) and a revised quote provided to completely re-tile. We agreed a new price and within a week the work started. The team of 4 worked hard completing the re-roof in 2 days, keeping us informed of progress, and leaving the area in a clean and tidy state. As well as a guarantee we were given a report on what was done, supported by photos. Overall a very professional approach.

I recently had work carried out by Prestige Roof, and I cannot recommend them highly enough. As a young homeowner, I was understandably cautious about who I chose, but from the very first interaction, the team put me completely at ease. Luke, the director, took the time to come out personally and explain everything to me in a clear and thorough manner. He was extremely professional, patient, and well-mannered throughout, ensuring I fully understood the process and even encouraging me to take time to review the quotation with my family before making any decisions. This level of honesty and transparency was very reassuring. The work itself was completed to an exceptional standard. The team on site were punctual, respectful, and genuinely lovely to deal with. It was clear they took pride in their work, and the finished result truly reflects that. The completed project has transformed the appearance of my property, and I am extremely pleased with the outcome. The aftercare provided was equally impressive. Any questions I had were handled promptly and professionally, and the office staff were always friendly, helpful, and efficient in their communication. Overall, my experience with Prestige Roof has been outstanding from start to finish. Their professionalism, quality of workmanship, and excellent customer service make them a company I would confidently recommend to anyone.

We received a flyer through our door at the start of the month and decided to get in touch. Although it was only a small job, it’s definitely worth leaving a review ! Prestige responded quickly, came out the next day, and provided a quote on the same day . Work started the following week and lasted three days. They carried out a full roof clean, as well as cleaning the fascia and gutters. As an added bonus, they also jet-washed our driveway at no extra cost, which was a really nice touch. A big thank you to the team at Prestige, and especially to Luke for the excellent service. Highly recommended.
