Spray foam in your loft? Here is what it means for your mortgage

Spray foam insulation was widely installed in homes across Norfolk and beyond during the 2000s and 2010s, often as part of government-backed energy efficiency schemes. It seemed like a good idea at the time, but lenders and surveyors now treat it as a serious red flag. If your mortgage application has been refused, or a buyer's surveyor has flagged foam in your roof space, you are not alone. This is one of the most common calls we receive from homeowners across Castle Acre, King's Lynn and the surrounding villages.

The problem is straightforward: spray foam bonds directly to the underside of the roof timbers, making it impossible for surveyors to properly inspect the structure beneath. Lenders cannot assess the condition of the rafters, so they decline the mortgage. Until the foam is removed and the timbers are inspected, many properties simply cannot be sold or remortgaged. Our spray foam removal service addresses exactly that.

What spray foam removal involves in Castle Acre

Castle Acre is a historic village in West Norfolk, best known for its Norman priory ruins and castle earthworks. The village sits on the edge of the Nar Valley, and much of its housing stock is period property, including flint and brick cottages alongside later 20th-century additions. Many of these homes were among those targeted by insulation schemes, and the foam used was often open-cell or closed-cell polyurethane, neither of which ages gracefully in a traditional roof space.

We work carefully and methodically. Our team does not use power tools on the roof timbers, which could cause damage that actually makes a surveyor's concerns worse. Instead, we extract the foam by hand, section by section, until the rafters and sarking felt beneath are fully exposed. Once the foam is clear, we restore ventilation to the roof space so air can circulate properly again, which is essential for the long-term health of your timbers.

Common spray foam removal work we carry out in and around Castle Acre

  • Open-cell foam extraction: The softer, spongy type that absorbs moisture and is particularly damaging in damp or poorly ventilated lofts.
  • Closed-cell foam removal: Denser and harder to remove, but our team has the experience to extract it cleanly without damaging the timbers.
  • Timber inspection and reporting: Once the foam is out, we carry out a visual inspection of the exposed rafters and can provide a written report for your lender or solicitor.
  • Ventilation restoration: We ensure the roof space breathes correctly after removal, which is a key requirement for mortgage lenders.
  • Full loft clearance: Where the foam covers insulation boards, pipework or wiring, we clear everything safely before we begin.
  • Post-removal documentation: We provide written confirmation of the work carried out, which you can pass to your surveyor or mortgage broker.

Can spray foam always be removed?

In most cases, yes. The question we hear most often is whether the foam can be removed at all, and the answer for the vast majority of homes is yes, it can. The difficulty varies depending on the type of foam installed, how long ago it was applied, and the condition of the timbers beneath. Cured spray foam, even when it has been in place for many years, can be extracted by an experienced team without causing additional damage. We will give you an honest assessment at the free quote stage, and we will never recommend work that is not necessary.

Fast and efficient service, this must have been a one off? from quote to completion, including scaffolding 3 days. Inspection and quote on Wednesday, scaffold arrived Thursday and job started and finished on Friday. This was for new roof membrane, new battens cleaned and replaced tiles, as well as a complete new flat roof rubber covering and lagged loft as well for good measure. Left early Friday evening and apart from the skip of rubbish I would not have know they had been, all clean and tidy as promised. A big thank you to James and his crew for an excellent job.

I recently suffered from a leak in my bedroom and was really worried about the condition of my roof. I contacted Prestige Roof Ltd to carry out a full roof MOT on my property, and I’m so glad I did. From the moment I got in touch with them, the whole experience was professional and reassuring. The team came out promptly and carried out a very thorough inspection of the roof. They took the time to clearly explain what they were looking at and showed me the areas that had deteriorated. They also explained what a damaged or failing roof looks like, which really helped me understand the problem rather than just being told I needed repairs. After the inspection, they provided me with a fully detailed report along with a clear quotation, which was very helpful and transparent. The office staff were absolutely lovely to deal with—friendly, helpful, and quick to respond to any questions I had. The workers who attended the property were fantastic as well. They were polite, respectful, and worked very professionally throughout the visit. Luke, the owner of Prestige Roof Ltd, clearly knows his trade. He took the time to talk everything through with me and made sure I understood what needed to be done. He was very kind, honest, and genuinely made me feel like he cared about helping me solve the problem rather than just doing a job. Overall, I had a brilliant experience with Prestige Roof Ltd. The service was professional, honest, and very thorough from start to finish. I would highly recommend them to anyone who needs roofing advice, an inspection, or repairs. It’s not easy finding trustworthy tradespeople these days, but this company really stands out.

Prestige Roof offered to come and repair a couple of slipped tiles on my mother's roof for free, whenever they were in the area. The two young chaps who came the next day were on time, very polite, knowledgeable and offered some very helpful advice.

We were very pleased with the work carried out by Prestige Roof Limited on our property In March 2026. They removed the old spray foam roof insulation, repairing timbers that had been damaged by it, retiling where needed and replacing the roof membrane and ridge tiles. They carried out this work in the time frame that they said they would. The crew was courteous and kept us informed of progress with numerous photos of the roof work, they also cleared up after themselves. We thoroughly recommend Prestige and would use them again ourselves. Trevor and Linda Scott, Holme-next-the-sea. Norfolk.
