Spray foam in your roof space , and a mortgage that won't go through?
It's a situation more and more homeowners in Heacham and across West Norfolk are finding themselves in. Spray foam insulation was heavily promoted in the 2000s and early 2010s, often as a free or subsidised loft insulation measure. At the time it sounded straightforward, but surveyors and mortgage lenders now routinely flag it as a problem , sometimes refusing to lend on the property altogether until the foam is removed and the roof space is independently inspected.
If that's where you are right now, you're not alone, and it is fixable. Our team carries out professional spray foam removal across Heacham, Snettisham, Hunstanton and the surrounding West Norfolk villages, working carefully by hand to extract the foam without damaging your roof timbers.
What spray foam removal actually involves
There are two common types of spray foam used in roof spaces: open-cell and closed-cell. Open-cell foam is softer and more straightforward to remove. Closed-cell foam is denser and bonds more aggressively to the rafters, which means it takes longer to extract cleanly. In both cases, we never use power tools directly on the timbers. Everything is done by hand, methodically and carefully, to protect the structural integrity of your roof.
Once the foam is out, we inspect the timbers for any moisture damage that may have been hidden underneath , something that often goes unnoticed until the foam is cleared. We then restore the ventilation pathway through your roof space, which is a key requirement before most lenders and surveyors will sign off on the property.
- Open-cell foam extraction: careful hand removal of the softer foam layer from rafters and joists.
- Closed-cell foam removal: more labour-intensive work using hand tools, preserving the timber beneath.
- Timber inspection: we check for rot, damp and any damage that has been concealed by the foam.
- Ventilation reinstatement: airflow is restored to meet modern standards and satisfy lender requirements.
- Completion documentation: we can provide a written report on the work carried out, useful for solicitors and surveyors.
- Responsible disposal: all foam waste is removed from site and disposed of properly.
Local context: spray foam in Heacham homes
Heacham sits just south of Hunstanton on The Wash, and the housing stock reflects that coastal position. There are a good number of post-war bungalows and 1970s and 1980s semi-detached homes in the village, and it was exactly this type of property that was frequently targeted by the spray foam installation schemes of the 2000s. Coastal exposure means that roof spaces in Heacham also have to deal with salt-laden air and higher than average moisture levels, which makes proper roof ventilation particularly important. Foam that has bonded to rafters over many years can trap that moisture against the timber, sometimes causing slow decay that isn't visible from inside the loft.
We're based in Dersingham, which is just a short drive from Heacham along the coast road, so there's no long wait for a visit and no call-out premium. We know this stretch of the Norfolk coast well, and we treat every job , whether it's a one-bedroom bungalow or a larger family home , with the same level of care and attention.
How much does spray foam removal cost?
We know that's the first question most people have, and it's a fair one. The honest answer is that the cost depends on the size of your roof space, the type of foam installed, how thoroughly it was applied, and how much of it there is. A small bungalow with open-cell foam will typically cost less than a large detached house where closed-cell foam has been sprayed across every rafter. We always provide a free written quote before any work begins, so you know exactly what you're committing to. There are no hidden charges and no pressure to proceed.

Fast and efficient service, this must have been a one off? from quote to completion, including scaffolding 3 days. Inspection and quote on Wednesday, scaffold arrived Thursday and job started and finished on Friday. This was for new roof membrane, new battens cleaned and replaced tiles, as well as a complete new flat roof rubber covering and lagged loft as well for good measure. Left early Friday evening and apart from the skip of rubbish I would not have know they had been, all clean and tidy as promised. A big thank you to James and his crew for an excellent job.

I recently suffered from a leak in my bedroom and was really worried about the condition of my roof. I contacted Prestige Roof Ltd to carry out a full roof MOT on my property, and I’m so glad I did. From the moment I got in touch with them, the whole experience was professional and reassuring. The team came out promptly and carried out a very thorough inspection of the roof. They took the time to clearly explain what they were looking at and showed me the areas that had deteriorated. They also explained what a damaged or failing roof looks like, which really helped me understand the problem rather than just being told I needed repairs. After the inspection, they provided me with a fully detailed report along with a clear quotation, which was very helpful and transparent. The office staff were absolutely lovely to deal with—friendly, helpful, and quick to respond to any questions I had. The workers who attended the property were fantastic as well. They were polite, respectful, and worked very professionally throughout the visit. Luke, the owner of Prestige Roof Ltd, clearly knows his trade. He took the time to talk everything through with me and made sure I understood what needed to be done. He was very kind, honest, and genuinely made me feel like he cared about helping me solve the problem rather than just doing a job. Overall, I had a brilliant experience with Prestige Roof Ltd. The service was professional, honest, and very thorough from start to finish. I would highly recommend them to anyone who needs roofing advice, an inspection, or repairs. It’s not easy finding trustworthy tradespeople these days, but this company really stands out.

Prestige Roof offered to come and repair a couple of slipped tiles on my mother's roof for free, whenever they were in the area. The two young chaps who came the next day were on time, very polite, knowledgeable and offered some very helpful advice.

We were very pleased with the work carried out by Prestige Roof Limited on our property In March 2026. They removed the old spray foam roof insulation, repairing timbers that had been damaged by it, retiling where needed and replacing the roof membrane and ridge tiles. They carried out this work in the time frame that they said they would. The crew was courteous and kept us informed of progress with numerous photos of the roof work, they also cleared up after themselves. We thoroughly recommend Prestige and would use them again ourselves. Trevor and Linda Scott, Holme-next-the-sea. Norfolk.
