What we do here

Almost everyone who rings us about spray foam is in the middle of something: selling, remortgaging, or applying for equity release, and it has just been flagged. The house has not changed, but suddenly the sale has stalled and nobody is explaining why. That is the position we are usually called into, and the first thing worth saying is that it is fixable and it is not unusual.

Why lenders take against it

A roof needs to breathe. Air moving through the loft carries away the moisture that ordinary living puts into a house, and that is what keeps the timbers dry. Foam sprayed onto the underside of the roof closes that off and holds moisture against the very timber it is stuck to. The second problem is that it hides everything. A surveyor cannot inspect rafters they cannot see, so even where a roof is sound they often have to report that they could not assess it. Trapped moisture plus no way to check is what makes a lender cautious, rather than the foam in itself.

How we remove it

• Inspection first: we establish what type of foam it is, how well it has bonded, and what condition the timber underneath is in before quoting anything.
• Hand extraction: removed by hand rather than with power tools, because the point is to save the timbers and the membrane, not to get it out quickly.
• Full clearance: residue removed as well as the bulk, since a surveyor will pick up a half-cleared roof and you will be back where you started.
• Ventilation restored: putting back the airflow the foam took away, which is what stops the problem returning.
• Repairs where needed: if moisture has been sitting against the timber, that is dealt with properly rather than covered back over.
• Documentation: a written record of what was removed and what condition the roof was left in, which is the part that actually satisfies a lender.

Why we travel for this one

Ely is at the outer edge of our patch and we are open about that on most work, because it is a fair run south from our base at Dersingham. Spray foam is the exception. It is specialist, there are not many roofing firms who take it on properly rather than treating it as a cleaning job, and it is worth the journey for both of us. We are roofers first, which matters here: the risk in this work is doing damage on the way to getting the foam out, and a roof left needing repair is not a job finished.

What happens to your insulation afterwards

This is the question people ask once they realise the foam is coming out, and it is a fair one. Removing foam from the underside of a roof does not leave you with a colder house, because that is not where a loft should be insulated in the first place. Insulation belongs at ceiling level, between and over the joists, with the roof space above it ventilated and cold. That is the arrangement the building was designed around, and it is both cheaper and more effective than foam ever was. We will talk through what you are left with and what it needs, and if the existing quilt is adequate we will say so rather than sell you more of it.
