What we do here

A re-roof on an old Suffolk building is not the same job as a re-roof on a modern estate house, and it should not be priced or planned as though it is. We come and look first, and tell you honestly whether you need the whole roof doing or whether repair will genuinely see you right for a good while yet. A fair number of roofs we are asked to quote for here have years left in them. When one has truly reached the end, we will show you why. We work from Dersingham, so this is a planned job and we will be clear about scheduling from the start.

What a re-roof here usually involves

  • Stripping and assessing the structure: on a timber frame that may be several centuries old, this is the stage that decides everything that follows.
  • Repairing rather than replacing timber: where a rafter or purlin can be spliced and saved, that is usually the better answer on a historic roof.
  • Breathable membrane: replacing old felt, and specified with care where the structure needs to breathe.
  • Reclaimed or matched tile: on conservation area and listed property, matching what is there is often required rather than optional.
  • Traditional detailing: bedded verges, lead valleys and proper flashings where a mechanical modern system would look wrong on the building.
  • Making good throughout: stacks, gutters and junctions finished properly rather than left half-done.

Matching what is already there

Clay plain tile and pantile over soft red brick is the local vernacular, and on most older property in and around the town the right answer is the same again. Reclaimed tile is often worth the extra, both because it matches and because the older tiles were frequently better made. On a listed building this is generally not a matter of taste, and going to a modern concrete interlocking tile would not be permitted even if you wanted it. Further out, on the post-war and modern housing around Thurston and Great Barton, concrete tile is entirely sensible and there is no reason to spend more than you need to.

Listed buildings and consents

Much of the centre is listed or within the conservation area, and that shapes what a re-roof looks like and what it costs. It is worth knowing where you stand before work is planned rather than discovering it once the scaffold is up. We will raise it early. If your building is listed and consent has not been sorted, that is the first job, not the roof, and we will tell you that even though it slows things down.

What to expect while the work is on

A period re-roof takes longer than a modern one and it is worth knowing that at the outset. Scaffolding goes up first, and once the roof is stripped there is usually a pause while we look at what the timbers are actually telling us, because on a frame of this age you cannot know that beforehand. We would rather stop and show you than press on and hide it. Where consent is involved, that stage can add time as well. You can stay in the house throughout, and we sheet up and clear as we go rather than leaving a mess to sort out at the end.

Fast and efficient service, this must have been a one off? from quote to completion, including scaffolding 3 days. Inspection and quote on Wednesday, scaffold arrived Thursday and job started and finished on Friday. This was for new roof membrane, new battens cleaned and replaced tiles, as well as a complete new flat roof rubber covering and lagged loft as well for good measure. Left early Friday evening and apart from the skip of rubbish I would not have know they had been, all clean and tidy as promised. A big thank you to James and his crew for an excellent job.
