A few years ago, thousands of homeowners across the UK were sold spray foam insulation as a miracle solution for energy efficiency. It was promised to keep homes warm and cut bills. Unfortunately, for many, it has turned into a financial nightmare.

Today, most major mortgage lenders and equity release companies will not lend on a property with spray foam insulation in the loft. If you are trying to sell your home, remortgage, or release equity, you may find that the valuation comes back with a big red cross next to the roof.

Why Is It a Problem?

You might be wondering why lenders hate it so much. The issue is twofold.

Which mortgage lenders accept spray foam insulation?
There is no fixed list, and we would be wary of any site that gives you one. Lenders set their own policy, they change it, and a lot of them look at each case on its own merits rather than applying a blanket rule. What we see in practice is that many lenders will not lend on a roof with spray foam still in place, and others will only consider it with an independent inspection report saying the roof structure is sound. The reliable route, and the one that does not depend on which lender your buyer happens to use, is to have the foam removed properly and to keep the paperwork showing it was done. That is why we give you a written record of the work rather than just clearing it and leaving.
Can I remove spray foam insulation myself?
You can, and some people do, but it is harder and messier than it looks. Foam is usually sprayed straight onto the underside of the roof, so it bonds to the felt and the rafters and does not simply peel away. The common outcomes are a torn membrane, gouged timbers, and a layer of residue left behind that a surveyor will still pick up. You also end up without any documentation, which is the part that matters if you are selling or remortgaging. If your roof is in good order and you are not in a hurry, taking a look yourself first is a sensible way to understand what you are dealing with. Just be aware that a partial job can cost more to put right than the removal would have.
Should I buy a house with spray foam insulation?
It is not automatically a reason to walk away, but it is a reason to slow down. Two things are worth doing before you exchange. Speak to your lender early, because their position on it will shape everything else. And get someone who works on roofs to look at it, so you know whether the foam is the only problem or whether it has been hiding damp or damaged timber. Once you know what removal involves, it becomes a number you can negotiate on rather than an unknown. Plenty of the roofs we clear are bought at a fair price precisely because the buyer went in with their eyes open.
Why is spray foam insulation a problem?
A roof needs to breathe. Air moving through the loft carries away the moisture that everyday living puts into a house, and that is what keeps the timbers dry. Spray foam applied to the underside of the roof closes that airflow off and holds moisture against the very timber it is sitting on. The second problem is that it covers everything up. A surveyor cannot inspect rafters they cannot see, so even where the roof is perfectly sound, they often have to report that they were unable to assess it. That combination, trapped moisture and no way to check, is what makes lenders cautious rather than the foam itself.
Is spray foam insulation safe?
Once it has cured, spray foam in a loft is not generally considered a health risk to the people living in the house. The problems it causes are structural and financial rather than medical. Trapped moisture can rot roof timbers over time, and the presence of foam can make a property difficult to sell or remortgage. So if you are worried about your family living under it, that is not usually the concern. If you are worried about the condition of your roof and what happens when you come to sell, that is worth looking into.
Will spray foam insulation stop condensation?
It often makes it worse. Condensation in a loft is usually a ventilation problem rather than an insulation one, and spray foam reduces ventilation. Warm damp air still finds its way up from the house, but now it has nowhere to go, so it sits against cold timber and the foam holds it there. If you are getting condensation in your loft, the fix is normally to improve the airflow and insulate at ceiling level, not to seal the roof up.
How do I know if I have spray foam insulation?
Put your head into the loft and look up rather than down. Normal insulation sits on the floor of the loft between the joists, like a quilt. Spray foam is applied overhead, on the slope of the roof itself, and looks like a thick uneven layer of set foam covering the underside of the tiles and the rafters. It is usually off white or pale yellow and hard to the touch. If you can see the timbers and the back of the roof covering clearly, you almost certainly do not have it. If the whole slope looks coated and you cannot make out the rafters, you probably do.
Should I remove spray foam insulation?
It depends on what you are planning. If you are staying put, the roof is dry and you have no plans to sell or remortgage, there is no urgency and anyone telling you otherwise is selling something. The reasons to act are practical ones. If you are selling, remortgaging or applying for equity release, foam is likely to come up and hold things up. If you have signs of damp, staining on the timbers or a musty loft, that needs looking at regardless. If you are not sure which of those applies to you, we will come and look and tell you honestly if it can wait.
How much does it cost to remove spray foam insulation?
It varies more than most roofing work, so any figure quoted before someone has seen your loft is a guess. What moves the price is the area covered, the type of foam and how well it has bonded, how easy the loft is to work in, and above all what is underneath. If the membrane and battens have survived, the job is removal and cleaning up. If moisture has been sitting against the timber, there may be repair work as well, and that is the part nobody can price from a photograph. We come out, look properly and give you a written quote before anything starts, so you are deciding against a real number rather than an estimate.
Can you sell a house with spray foam insulation?
You can put it on the market, and cash buyers may not be troubled by it at all. The difficulty comes when your buyer needs a mortgage, because their lender and their surveyor get a say. What tends to happen is that the sale proceeds normally until the survey, then stalls, and you end up negotiating on price under time pressure with the chain waiting. Dealing with it beforehand is usually the cheaper and calmer route, and it means you are having the conversation on your own terms rather than the buyer's.
Will removing spray foam really help me get a mortgage?
Yes. Most UK mortgage lenders currently refuse to lend on properties with spray foam in the loft because it hides the condition of the timbers and can trap moisture. By professionally removing the foam and providing a completion certificate, you restore the inspectability of the roof, which is the key requirement for surveyors and lenders.

Fast and efficient service, this must have been a one off? from quote to completion, including scaffolding 3 days. Inspection and quote on Wednesday, scaffold arrived Thursday and job started and finished on Friday. This was for new roof membrane, new battens cleaned and replaced tiles, as well as a complete new flat roof rubber covering and lagged loft as well for good measure.
