Chimney Repairs in Wells-next-the-Sea

Chimney repairs on the North Norfolk coast

Wells-next-the-Sea is a working harbour town on the North Norfolk coast, sat inside an Area of Outstanding Natural Beauty and known for its colourful beach huts and the boats that still come and go from the quay. It is a lovely place to live, but the marsh edge offers very little shelter, and the salt-laden wind that comes in off the North Sea is hard on chimneys. Mortar joints soften and wash out, the flaunching that beds the pots cracks with the frost, and lead flashings lift and let water track down into the roof space. Coastal stacks like the ones in Wells need looking at more often than inland ones.

We travel to Wells regularly from our base in Dersingham on the West Norfolk coast, so we know the local roofs and the way the weather treats them. If you have a damp patch spreading on a bedroom ceiling, or you can see mortar crumbling away on a tall quayside stack, we will come out, get up there and have a proper look, then give you a free written quote before any work starts.

Common chimney work we carry out in Wells

• Re-pointing: we rake out salt-worn and crumbling joints and re-point with a mix matched to the age of the brickwork, which is the most common job we do on exposed coastal stacks.
• Flaunching repair and renewal: the mortar bed around the pots takes the full force of the weather here, so we re-cast cracked or hollow flaunching to keep the pots firm and the rain out.
• Lead flashing and apron renewal: wind-driven salt air lifts and corrodes the lead where the stack meets the roof, so we re-dress or replace it in proper code lead rather than smearing on sealant.
• Chimney pots, cowls and birdguards: we replace cracked or loose pots and fit stainless steel cowls or guards on flues that are no longer used, which stops both rain and nesting birds getting in.
• Partial and full rebuilds: where a stack has been left too long and the brickwork has gone soft, we take it down safely and rebuild it course by course, matching the existing brick and pantile detailing.

Local roofs and chimneys in Wells

Much of Wells is made up of Georgian and Victorian quayside houses and flint-and-brick cottages, with traditional red pantile and slate roofs and tall brick chimney stacks. Those older stacks were built with lime mortar that weathers steadily, and on the seaward side they can lose their pointing within a few seasons once it starts to go. Many homes near the harbour have not had the stack checked in years, simply because it is out of sight from the ground. If yours has not been looked at recently, it is worth having someone cast an eye over the pointing, flaunching and flashings before a small fault turns into a wet ceiling. We cover the villages around Wells too, from Holkham and Warham along to Stiffkey, Walsingham and Blakeney, so if a neighbour needs similar work we are happy to combine visits and save everyone a callout.
