Chimney repairs in Hunstanton and the surrounding coast

Hunstanton sits right on The Wash, facing the full force of onshore winds that roll in off the water year-round. For chimneys, that kind of exposure is punishing. Salt-laden air accelerates mortar decay, freezing and thawing through winter cracks open joints that might take decades to fail somewhere more sheltered, and lead flashings take a constant battering from wind-driven rain. If your chimney looks tired, chances are it needs more than a coat of paint.

We carry out chimney repairs across Hunstanton, Old Hunstanton, Heacham, Holme-next-the-Sea and the wider West Norfolk coast. Our team is based in Dersingham, roughly 13 miles south, so we can usually get to you quickly without a long wait for a visit or a quote.

Common chimney problems we fix in Hunstanton

  • Repointing and mortar repairs: Crumbling mortar between the brickwork is the most common issue we see on Hunstanton chimneys. Salt air speeds up the process, and left untreated it allows water into the stack, eventually reaching bedroom ceilings.
  • Lead flashing replacement: The flashing where your chimney meets the roof is a frequent source of leaks. On older Victorian and Edwardian terraces along the seafront, original lead work can be well past its service life. We strip back and re-dress with new lead to a proper watertight seal.
  • Flaunching repairs: The mortar bed that holds chimney pots in place is known as flaunching. It cracks with age and movement, letting water pool around the base of the pots. We re-bed and re-flaunch to restore a solid, weatherproof finish.
  • Chimney pot replacement: Cracked, loose, or missing pots need replacing before they become a safety hazard. We can match period-style pots where the property calls for it, or fit cowls and birdguards to prevent nesting and improve draw.
  • Ridge and verge re-pointing: While we are on your roof, we often spot failing ridge mortar or open verge joints nearby. We can quote for these at the same time to save you a repeat visit.
  • Partial and full chimney rebuilds: Where a stack has deteriorated beyond straightforward repair, we can carry out a partial or full rebuild using matching brick and lime mortar to keep things looking right, particularly on period properties.

Hunstanton roofs: what we typically find

Hunstanton has a lovely mix of property types. The Victorian seafront terraces, many built in the distinctive local red and white banded brick, often have original clay pantile or Welsh slate roofs with tall, exposed chimney stacks. The 1930s bungalows further back from the front tend to have concrete tile roofs and lower-set stacks, but coastal exposure still takes its toll. Across Old Hunstanton, older cottages sometimes feature lime mortar pointing that needs like-for-like replacement rather than modern cement, which can trap moisture and cause further damage if used incorrectly. We understand the difference and match materials to the property. We also cover Heacham and surrounding villages for the same range of chimney work.

How we work: no pressure, no surprises

Prestige Roof is a third-generation family business, and we have been looking after roofs across Norfolk, Suffolk, Essex and across the East of England long enough to know that good work speaks for itself. We do not knock doors or send salespeople. When you call or fill in our quote form, a member of our team comes out, takes a proper look, and gives you a free written quote that explains clearly what needs doing and why.

We are fully insured for all chimney and roofing work, and we carry out every job ourselves rather than subcontracting. That means the same level of care on every property, whether it is a quick repoint or a full stack rebuild. We will also tell you honestly if something does not need doing yet, because we would rather have your trust than a bigger invoice.

Chimney work across Hunstanton and the surrounding area

We repair and re-point chimneys throughout the communities around Hunstanton, including Old Hunstanton, Holme-next-the-Sea, Ringstead, Heacham and Snettisham. The tall stacks on the older seafront terraces take a real battering from the onshore wind, and the same salt and frost that loosens mortar in town does so right along the coast. If you are a little further afield, we also carry out chimney repairs in King's Lynn and Swaffham.

Got questions?

chimney repairs & re-pointing in Hunstanton: common questions

Why is my chimney leaking onto a bedroom ceiling in Hunstanton?

On coastal properties the usual culprits are failed lead flashing, cracked flaunching or open mortar joints at the stack, all of which let water track down inside. We trace the source properly rather than just sealing the obvious spot, so the repair lasts.

Does my chimney need re-pointing or a rebuild?

If the brickwork is still sound, re-pointing is usually all that is needed. Where years of weathering have left a stack unstable, a partial or full rebuild is the safer option. We will show you what we have found and never recommend a rebuild when a re-point will do the job.

Can you fit a cowl or birdguard on an unused flue?

Yes. We fit stainless steel cowls and birdguards to keep out rain, birds and downdraught, and we can usually do this at the same time as any other chimney work to save you a second visit.

How often should a coastal chimney be checked?

Given the salt and frost this stretch of coast sees, it is worth having the pointing, flaunching and flashings looked over every five years or so. Catching softening mortar early is far cheaper than dealing with water damage later.

Prestige Roofing did an outstanding job with the spray foam removal. The team was professional, punctual, and kept me informed throughout the entire process. They worked efficiently, left everything clean and tidy, and the quality of their work was excellent. It’s clear they take pride in what they do and genuinely care about their customers. I wouldn’t hesitate to recommend Prestige Roofing to anyone needing spray foam removal. Excellent service from start to finish!

Fast and efficient service, this must have been a one off? from quote to completion, including scaffolding 3 days. Inspection and quote on Wednesday, scaffold arrived Thursday and job started and finished on Friday. This was for new roof membrane, new battens cleaned and replaced tiles, as well as a complete new flat roof rubber covering and lagged loft as well for good measure. Left early Friday evening and apart from the skip of rubbish I would not have know they had been, all clean and tidy as promised. A big thank you to James and his crew for an excellent job.

I recently suffered from a leak in my bedroom and was really worried about the condition of my roof. I contacted Prestige Roof Ltd to carry out a full roof MOT on my property, and I’m so glad I did. From the moment I got in touch with them, the whole experience was professional and reassuring. The team came out promptly and carried out a very thorough inspection of the roof. They took the time to clearly explain what they were looking at and showed me the areas that had deteriorated. They also explained what a damaged or failing roof looks like, which really helped me understand the problem rather than just being told I needed repairs. After the inspection, they provided me with a fully detailed report along with a clear quotation, which was very helpful and transparent. The office staff were absolutely lovely to deal with—friendly, helpful, and quick to respond to any questions I had. The workers who attended the property were fantastic as well. They were polite, respectful, and worked very professionally throughout the visit. Luke, the owner of Prestige Roof Ltd, clearly knows his trade. He took the time to talk everything through with me and made sure I understood what needed to be done. He was very kind, honest, and genuinely made me feel like he cared about helping me solve the problem rather than just doing a job. Overall, I had a brilliant experience with Prestige Roof Ltd. The service was professional, honest, and very thorough from start to finish. I would highly recommend them to anyone who needs roofing advice, an inspection, or repairs. It’s not easy finding trustworthy tradespeople these days, but this company really stands out.

Prestige Roof offered to come and repair a couple of slipped tiles on my mother's roof for free, whenever they were in the area. The two young chaps who came the next day were on time, very polite, knowledgeable and offered some very helpful advice.

We were very pleased with the work carried out by Prestige Roof Limited on our property In March 2026. They removed the old spray foam roof insulation, repairing timbers that had been damaged by it, retiling where needed and replacing the roof membrane and ridge tiles. They carried out this work in the time frame that they said they would. The crew was courteous and kept us informed of progress with numerous photos of the roof work, they also cleared up after themselves. We thoroughly recommend Prestige and would use them again ourselves. Trevor and Linda Scott, Holme-next-the-sea. Norfolk.
