The brief, in detail
This Wroxham bungalow came to us as a valley repair. The owner had noticed problems along the roof valleys and asked us to take a look, expecting a straightforward fix.
What we found on closer inspection was a roof at the end of its life. The original covering was estimated to be more than 60 years old, the bitumen felt underlay had perished and collapsed, the battens were rotten, and the leadwork and cement had broken down. The valleys were only the most visible symptom of a roof that was failing across the board.
Rather than spend the customer's money on a patch repair that would not last, we recommended a full roof replacement and set out exactly what that involved. The work below shows the whole job, from the failed roof we uncovered through to the finished result in solid Double Roman tiles, complete with a new breathable membrane, treated battens, a maintenance-free dry valley system, new Code 4 leadwork and a ventilated ridge.

Step by step
A valley repair that uncovered a bigger problem
We were originally called out to repair the roof valleys on this Wroxham bungalow. Once we had safe access and could inspect the roof closely, it was clear the problem ran far deeper than the valleys alone.
The bitumen felt lining had broken down and collapsed, the battens were soft and crumbling in the hand, and the tiles were estimated to be over 60 years old and had been painted at some point, which traps moisture and accelerates decay. With multiple parts of the roof failing at once, a patch repair would not have lasted. In our professional opinion the roof was beyond economical repair, so we recommended a full replacement.
Safe access and stripping the old covering
Full scaffolding went up around the property first, with guardrails, toe boards and safe access points, so the team could work safely throughout.
We then stripped the old covering in a controlled way, lifting every ridge and roof tile and clearing the heavy moss and lichen that had built up over the decades. All the waste was loaded into licensed tipping trailers and removed from site as we went.
Back to the rafters
With the tiles off, we removed the old bitumen felt underlay and the rotten battens right back to the rafters. This left the roof structure clean and fully exposed so it could be inspected and given a sound, compliant base for the new system.
New eaves protection
New 12 inch eaves support trays were fitted along the full perimeter of the roof. These carry the breathable membrane over the gutter line so rainwater runs off cleanly, stop the membrane sagging at the eaves, and help promote ventilation at roof level.
Breathable membrane and treated battens
A new BBA-approved breathable membrane was laid across the whole roof, lapped and detailed correctly at every eaves, ridge and abutment. It keeps the weather out while letting the roof space breathe, which reduces the risk of condensation.
New preservative-treated battens were then fixed over the membrane, set out to the correct gauge for the chosen Double Roman tiles so every course lines up.
A new dry valley system
The failed valleys were replaced with a modern dry valley system. Unlike the old mortar-bedded valleys, a dry valley needs no maintenance, sheds water reliably and keeps the valley lines neat and free of debris build-up.
New Double Roman tiles
The roof was finished in solid interlocking Double Roman tiles, securely fixed to the treated battens for long-term resistance to wind uplift. The tile colour was chosen by the customer, and every ridge, hip and abutment was dressed in to give a neat, weatherproof finish.
Fresh leadwork and rendered gable ends
All of the old painted leadwork was stripped off and replaced with new Code 4 lead to the chimney, abutments and valleys, dressed and sealed to allow for natural movement so it will not crack or lift.
The gable ends were finished in fresh sand and cement render, tying the new tiles, ridge and verges together into a clean, weather-resistant edge.
The finished roof
With a new ventilated ridge system capping it off, the scaffold came down, the site was left clean and tidy, and the roof was handed over with full guidance and warranty documentation.
The bungalow now has a complete, breathable, fully weatherproof roof built to current standards, backed by our 25-year guarantee.
